TERMS & CONDITIONS

1. A non-refundable booking deposit of 50% is required to secure the property. The balance of rental is payable 4 weeks before arrival.  A confirmation of booking will be issued upon receipt of deposit. 

2. Electricity and gas usage is included in the rental price.

3. A refundable deposit of one weeks rent is payable on arrival. This may be paid by cheque or cash and will be returned on departure in the event that no damages have occured and that the house is left in an acceptable manner.

4. In the event of cancellation the following charges will apply:

- 4 weeks before date of arrival: booking deposit

- 3 weeks before date of arrival: 50% of total rental charge

- 1 week or less before date of arrival: 100% of total rental charge.



5. It is strongly advised that you take out holiday insurance to cover the possibility of cancellation charges.

6.  On departure the house, equipment and utensils must be left in a clean and tidy condition. Rubbish must be removed from the property and placed in the bins provided. Recycling facilities are available in the village, at top of ferry pier, and for this reason a second bin is provided in the kitchen. Please recycle as much as possible.  A charge of no more than €45.00 will be made for properties left in an unacceptable manner.

7. Possession of home must be taken between 1600hrs and 1900hrs on the Saturday of arrival and the home vacated by 1000hrs on the Saturday of departure.  Failure to notify the landlord of late arrival could result in loss of reservation.

8. The landlord, management and employees shall not be liable nor will accept any responsibility for any injury, loss or damage howsoever sustained by any person or persons whether arising under the express or implied terms of any rental agreement, or at common law (including any negligence of the landlord, its servants or agents) or in any other way whatsoever.  The exclusion of the implied terms contained in Section 39 Sale of Goods and Supply of Services Act 1980 is subject to the provisions of Section 40 of the said Act.

9.The landlord is not responsible for any loss of valuables or personal property and strongly recommends you have the appropriate insurance cover in place.

10. In the event of breach of contract on the part of the landlord, any loss and/or damage including consequential loss sustained by you shall be limited to the sum paid by you to the landlord.

11. The number of allowed persons must not be exceeded. The accommodation is for a maximum of 10 people. In the event of there being found to be more than 10 people staying in a house, this will constitute breach of contract and the house must be vacated immediately. The landlord offers no refund in this event.

12. Under no circumstances are pets allowed in the holiday homes.

13. In the event of complaints, these should be submitted to the landlord in writing within 7 days of departure, having given the landlord an opportunity to rectify any shortcomings during your stay. All complaints will be dealt with as a matter of urgency.
